Don’t start work without a permit if it’s required — I can't tell you how many projects we jump into mid-project after the client received a Stop-Work Order. That delays your project indefinitely and incurs a minimum of $1,000 penalty.
For example, we went on an estimate where the city stopped the work because they didn't have a full approval on the electrical work. The previous contractor went ahead anyways and installed the drywall. That is when the out-of-state client received a stop-work order.

Keep in mind, that materials today sometimes could take anywhere from a few days to a few weeks to be delivered. The longer process is the full gut kitchen remodel.

If you don't know the finishes and other materials ahead of time, it could slow down the process.

There are several steps we take to protect your home during a kitchen remodel.
First, we place flooring paper on the route to your kitchen to minimize problems.
Second, we do move and cover furniture as necessary to ensure everything is protected. While we are not movers, we can help you move some larger items out of the way.
Third, one of the best ways to protect your kitchen is for you to move the smaller items yourself. We encourage you to remove all china and delicates from the kitchen before we start. We can help you if necessary but want to ensure it is out of the way during construction.

While some things are out of your control with a kitchen remodel (contractor availability, permits, material delivery, etc.), there are several items you can tackle.
For example, know what materials you want ahead of time. Share everything with the contractor, to ensure you are on the same page.
The worst is a specific high-end luxury appliance that doesn't fit with your new electrical or plumbing setup.
Furthermore, you want to get the architect involved early to get the permits needed for some gut kitchen rehabs.
Finally, are you looking to remodel a home you live in now and in the future? Maybe remodeling in July will be challenging because everyone is moving then.
However, will there be more availability from contractors and lighter competition on materials in the winter. We often see in Chicago a slowdown around the holidays and new year. If your kitchen remodel is not time sensitive keep that in mind.
